Timber Floor Sanding Sutherland Shire
What We Do
Across the Sutherland Shire, we sand and restore existing timber floors to bring out their natural character and give them a finish suited to the way homes are used today. Backed by 30 years of experience, we use premium, family-safe coatings and dust-controlled sanding technology to restore worn areas, update timber tones and create a finish designed to handle everyday life.

Floor Sanding & Polishing
We sand floors back to bare timber, then apply a protective coating in your choice of a matte, satin, or gloss finish.

Floor Staining
Before the final polish, we can apply a stain to change or enhance the timber's colour, such as a whitewashed or limewashed finish.

Staircase Sanding & Restoration
Staircases, balustrades, handrails, and landings all get the same treatment we give the rest of your floor, sanded and refinished to match.

Floorboard Restoration
If you have any damaged, cupped, or missing boards, we can repair or replace them so your sanded and polished floor sits flat and even.
Where We Sand Floors in Sutherland Shire
Timber Floor Sanding Miranda
The work we do in Miranda is often around the established streets near President Avenue and Karimbla Road, with post-war homes that still have their original timber flooring in living areas, hallways and bedrooms. In these homes, we’re typically removing years of wear, or marks left behind by previous old carpet or lino before applying a finish that brings out its natural grain and colour.
Timber Floor Sanding Engadine
We find much of our work in Engadine is in split-level homes, where the focus is often on timber staircases. They tend to show the most wear through the centre of each step and around the edges, so we take the time to sand each step, riser and landing carefully, creating a finish that works with the timber flooring throughout the home.
Timber Floor Sanding Cronulla
In Cronulla, much of our work is split between the older apartment blocks near the beaches and established family homes towards Woolooware. In apartments, we plan around tighter access and stairs, while the freestanding homes often have more defined living spaces with different flooring between rooms, which requires extra attention where the materials meet.
Timber Floor Sanding Menai
Around Menai, we’re often working on brick family homes built through the 1980s, where existing timber floors are now being updated during renovations. Where new timber has been added through an extension or opened-up living area, we sand and refinish the original floors alongside it, carefully matching the colour and finish so the transition between old and new timber is less noticeable.
The Abacus team travels across the Sutherland Shire through to the riverside suburbs of Sylvania and Woolooware and as far down as Engadine.
